Project Overview
Broadwater Farm, formerly Tangmere House, is a major residential redevelopment in Tottenham, London, delivered by Formation Design & Build for the London Borough of Haringey through the London Construction Programme. The scheme provides 139 new homes, including 122 apartments across two blocks and 17 townhouses, alongside communal gardens, amenity space, access roads, drainage, landscaping, cycle and mobility-scooter storage, car parking and substation upgrade works. On a project of this scale, maintaining the condition of internal glazed and finished surfaces throughout construction was essential to support quality handover and reduce avoidable rework.
The Challenge
Large residential developments involve multiple trades working across shared spaces over an extended programme, increasing the risk of scratches, scuffs and general site damage to internal glass and other finished surfaces. For Broadwater Farm, the protection solution needed to be reliable, simple to apply and remove, and suitable for maintaining presentation standards through the later stages of construction without leaving residue behind. Fire performance was also an important consideration for materials used onsite.
The Solution
Spraylat International supplied Protectapeel GlassDefend, a temporary peelable coating developed to protect internal surfaces such as glass, aluminium, PVCu, acrylic, stainless steel, painted aluminium and polished concrete for up to 24 months. For this project, GlassDefend provided an efficient way to shield internal glazing from scratches and damage during construction and fit-out activities. Its easy application supported site productivity, while the residue-free peel enabled clean removal at completion, helping Formation Design & Build prepare homes for handover to the required standard. The product’s British Standard 476: Part 7 1997 Class 1classification also supported confidence in its suitability for demanding construction environments.
